Right to rent checks have been adjusted due to coronavirus (COVID-19), so it is easier for landlords to conduct them. From 30th March 2020 the following changes have been temporarily made:
- checks can be carried out over video calls
- tenants can send scans or photos of documents using email or a mobile app, rather than originals
- landlords should use the Landlord’s Checking Service if a tenant cannot provide the documents
Checks continue to be required – it remains against the law to knowingly lease premises to someone who is not in the UK lawfully.
Conducting a right to rent check during the temporary COVID-19 measures
- Ask the tenant to send a scanned copy or a photo by email or with a mobile app.
- Arrange a video call – ask them to hold the original documents to the camera so you can check them against the digital copies.
- Record the date of the check and mark as “an adjusted check was undertaken on [insert date] due to coronavirus”.
If the tenant does not have the correct documents
You must get in touch with the Landlord’s Checking Service if the tenant cannot provide the appropriate documents. Once you have sent your request to the service, do not try to contact them again. An answer will be sent within two working days: You must keep this response to guard against a penalty.
